    Client, intended use and users, effective date. The letter of transmittal starts filling in here.

  2. Subject the property

    Legal description, inspection extent, site facts, photos — each lands in its own report section.

  3. Comparables your database

    Map-first search over your firm's verified sales. The comp grid you build is the grid exhibit.

  4. Analysis your judgment

    Adjustments, approaches, highest & best use with the four tests, reconciliation. You conclude the value — the platform won't let anything else do it.

  5. Report the payoff

    The document is substantially built when you arrive. Refine, run delivery preflight, sign, save an immutable named version, deliver branded DOCX and PDF.

04 — Spec sheet

In non-disclosure states your verified comp database is the moat. These are the rules that protect it — engineered, not promised.

Isolation
Walled off at the deepest layer. Your firm's data is fenced off from every other firm's at the deepest layer of the system — not by an app setting someone could get wrong.
Leak gate
Proven leak-free before every release. Every change to the platform must prove it cannot show one firm another's data before it ships — a test that blocks the release, not a policy.
Conclusions
Human-only, mechanically enforced. A value conclusion from anything other than a signed-in appraiser is rejected at the platform's command layer. AI drafts, classifies and maps columns — it cannot conclude, and delivery emits an AI-use audit addendum.
Reproducibility
Versions are immutable. A delivered version re-downloads byte-identical, indefinitely. Re-rendering writes version N+1 and never touches N.
Rights
Legal gates, not warnings. Source-license rights gate promotion and embedding; Texas §25.025 owner-name suppression blocks publication outright.
Ownership
Your data is yours. We make your database excellent. We never claim it, mine it, or resell it.
