01 — The workspace

Research happens on the map, not in a spreadsheet.

Draw the search area. Filter your firm's verified sales inside it. Every comp you keep is already a grid row, and the map itself becomes a numbered exhibit the moment you capture it.

Statewide Texas parcels — real boundaries, not sketches Rights-aware capture — the exhibit includes only what you're licensed to publish Your database — private to your firm, verified by your people

02 — The job

Five stages. Each one leaves the report further along.

  1. Overview engagement

Client, intended use and users, effective date. The letter of transmittal starts filling in here.

  2. Subject the property

Legal description, inspection extent, site facts, photos — each lands in its own report section.

  3. Comparables your database

Map-first search over your firm's verified sales. The comp grid you build is the grid exhibit.

  4. Analysis your judgment

Adjustments, approaches, highest & best use with the four tests, reconciliation. You conclude the value — the platform won't let anything else do it.

  5. Report the payoff

The document is substantially built when you arrive. Refine, clear the delivery checklist, sign, save the final version, deliver Word and PDF on your letterhead.

03 — The deliverable

The one light thing on this page.

Your firm sells exactly one artifact: the signed report. Everything in Groundsworth — the database, the maps, the analysis — exists to put that document in your client's hands sooner, cleaner, and defensibly.

In-document review — discussion threads, simultaneous editing without overwrites, and a formal approve / return sign-off.

Final versions — sealed at delivery; download the same exact file years later.

Branded delivery — your letterhead, Word and PDF, including TxDOT ROW and LA DOTD forms.

Workfile custody — retention clock, litigation hold, and a sealed export you can hand to counsel.

04 — Spec sheet

The guarantees, stated plainly.

In non-disclosure states your verified comp database is the moat. These are the rules that protect it — engineered, not promised.

Isolation
Walled off at the deepest layer. Your firm's data is fenced off from every other firm's at the deepest layer of the system — not by an app setting someone could get wrong.
Leak gate
Proven leak-free before every release. Every change to the platform must prove it cannot show one firm another's data before it ships — a test that blocks the release, not a policy.
Conclusions
Human-only, no exceptions. A value conclusion from anything other than a signed-in appraiser is rejected at the platform's core. AI drafts and organizes — it cannot conclude, and every delivery includes an AI-use disclosure addendum.
Permanence
A signed report never changes. Download it again in five years — it's the same exact file. Updating a report creates a new version; it never rewrites the one you signed.
Rights
Legal gates, not warnings. If your firm doesn't hold the rights to publish a data source, it can't end up in a delivered report; Texas §25.025 owner-name protection blocks publication outright.
Ownership
Your data is yours. We make your database excellent. We never claim it, mine it, or resell it.

05 — Jurisdictions

Your jurisdiction's rules, built in.

Whether the assignment is a TxDOT right-of-way parcel, a Yellow Book acquisition or a Louisiana DOTD report, Groundsworth already knows the forms, the rules and the deliverable. And once a job starts, its rules are frozen with it — the standards behind a signed report never shift after the fact.

Add your own. Your firm can add its own report types and house standards on the same foundation. Texas-first at launch — national by design.

The appraiser holds the pen.

Value conclusions are yours alone — enforced in the platform's core, not policy copy.

AI is table stakes, not an upsell.

Every seat gets the same assistance. No premium tier holds your tools hostage.

A report version is more than a file.

What you signed is what you get back — exactly, indefinitely.

06 — Early access

Built with land firms, not just for them.

Groundsworth is in development with a small group of land-first practices — rural land, ranch and ag, eminent domain and ROW. If that's your firm, we'd like to talk.
